Source logic:
the calculator included seller-side ITP, seller IRPF on capital gain, broker fees plus IVA, a fixed closing-cost bucket, buyer-side ITP, notary fees plus IVA, broker fees plus IVA, and fixed registry/certificate costs.
Permanent-home exemption:
This is an eligibility estimate, not an automatic waiver at closing. The notary withholds IRPF and the taxpayer can request a refund from DGI with Form 5700.
Official DGI conditions
How the calculator formulas map into this page
- Selling: taxable gain = max(0, sale price - adjusted tax cost - seller ITP); IRPF = taxable gain × rate, unless the permanent-home exemption applies.
- Exemption: both homes must be permanent homes, at least 50% of the sale proceeds must be reinvested, operations must be within 12 months, and the sale/purchase must stay within the 1,200,000/1,800,000 UI limits.
- Buying: ITP = purchase price × 2%, notary = purchase price × 3% × 1.22, broker = purchase price × 3% × 1.22, registry/certificates = USD 1,000.
- Combined: remaining cash = net proceeds from sale - total cash needed for the new purchase.
